Corporate Campus

This 4.3 million square foot corporate headquarters was designed for a staff of 12,000 employees and a cost of close to $5 billion. It features a unique design that integrates mechanical and building systems to achieve net zero energy usage, being one of the most energy efficient buildings in the world, with the campus running entirely on renewable energy. Due to the accelerated construction schedule, a standard stick-built methodology was not feasible. This required a large percentage of the mechanical systems to be pre-fabricated and stored off-site to create an inventory for just-in-time (JIT) delivery. Additionally, the integration of the architectural elements and exacting tolerances required a different approach. The development and deployment of a pre-fabrication strategy and robust Quality Assurance Program enabled us to overcome these challenges. During the design process, process mapping and value stream mapping was utilized to identify hand-offs and bring clarity to design deliverables.

Our contribution was felt on both the design side and the field side. Our design team was able to steer the MEP team in the right direction through overall coordination and warning of potential issues. The field crew consistently performed and delivered on their commitments giving the owner and site team more flexibility and assurances. The tolerances were maintained through use of Trimble total stations. We would shoot points of connections and verify tolerances in relation to other trades and architectural features. The verification process was from a third party who worked for the owner.
